A general contractor is a project manager. In any project there are several components. The person who organizes these components and makes sure they go smoothly is the general contractor. The following is a general list of some of the functions of a general contractor or GC.
- The GC will start by establishing the scope of the project with the client.
- The GC may help pick the property or evaluate the property for new construction.
- The GC will work with the owner as will as the Architect to create plans for new construction.
- The GC will a structural engineer and a mechanical, electrical, plumbing engineer to get structure diagrams and the MEP done to submit to the city.
- The GC will obtain an Asbestos survey.
- The GC will submit plans to the city and obtain a demo permit a building permit or both.
- The GC will supervise the sub-specialties which obtain their own permits which include plumbing, electrical, HVAC, Pool installation, water sprinklers.
- The GC will instruct the owner to purchase an elevator car if needed. The GC can help coordinate this but the contract is signed between the owner and the care company. The GC builds the shaft and all structures around the car.
- The GC will supervise digging for foundation and any non-specialty inspections which occur. Specialty inspections which require their own permits will be supervised by that sub-specialist.
- The GC will supervise framing with all inspections.
- The GC will supervise the initial build out for plumbing, electrical and HVAC.
- The GC will ensure that framing, roofing and initial build out is complete.
- The GC will coordinate final steps with plumbing, electrical, HVAC, flooring, painting etc. These must be done in a coordinated fashion to save money and time.
- The GC will supervise the elevator car install if there is an elevator.
- The GC will supervise the TDLR elevator inspection and the fire marshal inspection.
- The GC will ensure the final work is done including landscaping.
- The GC will order an inspection for the certificate of occupancy.
